The episode opens on a macro shot of cracked, dry earth. A low, mournful wind howls. In the mansion’s kitchen, Jay stares at his phone. "Level 2 water restrictions," he reads. "Sam, the butterfly garden is toast. The pond is a dust bowl. Even the poison ivy is dying."
Enter Margo (guest star Jane Lynch), a hyper-competent, aggressively cheerful "hydrology investor." She offers Sam $2 million for exclusive water extraction rights. Pete steps outside, letting rain pass through his shoulder. "You know," he says, "I don't feel it. But I remember what wet felt like. And that's enough."
After a historic drought on the Woodstone property uncovers a forgotten wishing well, Sam discovers that the ghosts aren't just tied to the land—they are powered by it, forcing her to make an impossible choice when a real estate developer offers to buy the well’s water rights. Instead of a legal battle, Sam goes meta . She invites Margo back for a "second look," then stages a full-scale ghostly haunting using the well’s recharged energy. Sass projects a vision of Margo’s dead mother (via a well-placed photo Sam found on Facebook). Alberta makes the chandelier swing. Thor rattles every pipe in the house. And Hetty—for the first time—deliberately phases her hand through Margo’s tablet, corrupting the data on the mineral assay.
